Can I deduct mortgage interest for a home I own but is not my primary residence and is not rented? It could be considered a vacation home. It is the only property I own.

    Yes, you can deduct the mortgage interest on your primary home and a second home.  (Even if you do not have mortgage interest on your primary home).
