Question

Can I include the cost of my annual association dues and the cost of my vehicle emissions test. Where do I include my HO insurance since it is not in an escrow?

If you are self-employed and use your vehicle for work AND use the exact expense method instead of the standard mileage rate, you can include your emissions test as a vehicle maintenance expense.  For anyone else, the emissions test is not deductible.

 

If you use your property as a rental and report rental income on schedule E, you can include the homeowners association fees and homeowners insurance (liability, fire, theft, etc.) as property expenses.  For anyone else, these are not deductible expenses.
