Home sales partial exclusion work related mileage rule?

Hi all,

I have been living in my home for 6 months. If I am to take a job 56 miles away from my home, will I still qualify for partial exclusion when I sell my home? I am reading the following in the publication 523 (2020):
"You took or were transferred to a new job in a work location at least 50 miles farther from the home than your old work location. For example, your old work location was 15 miles from the home and your new work location is 65 miles from the home."
The current job is 12 miles from my house to the south. The new job is 56 miles from my house to the north. So the mileage for tax purposes is 56-12 = 44? or 56 + 12 = 68? It appears to me it should be 44 miles which disqualifies me? Thanks.

You are correct.  Regardless of the direction, your new commute is 44 miles longer than the old commute, and the threshold is 50 miles.

 

Of course, unless you are in a very hot real estate market, you might not have much capital gain to pay tax on.  Remember that you can increase your cost basis by certain of your closing costs, and you can reduce your selling price by your real estate commission and certain other selling expenses.
