Mileage from your home to the first job site of the day and from the last job site of the day back home is considered commuting mileage and is not deductible.

Mileage between job sites during the day is deductible as business mileage.

A. Yes. In that case, the miles from home to the hardware store would be the commuting miles.

A. Probably not, for the reasons described by MinhT1. But, maybe.

To deduct mileage, the home just needs to be the "Principal Place of Business". It does not need to qualify for the Home Office deduction (the 'Regularly and Exclusively' rule does not apply).
