Question

I have a finished home office in a detached warehouse. I'm not totally clear on the calculations to enter the deduction.

I have a finished home office in a detached warehouse.

  • My house is 4,400 sq. ft.
  • The finished office in the warehouse is 260 sq. ft.
  • The entire warehouse, including finished office, is 2,400 sq. ft. (or 2,140 without the finished office).
  • I don't use any portion of the house or warehouse other than the finished office for business purposes.
  • The office is fully finished, and walled off with a door into the warehouse and with a separate entrance to the outside.
  • Also, to note, I do not own the home. I rent an approximately 900 sq. ft. basement along with the warehouse office.

I'm not fully clear on how to calculate the numbers... Office will obviously be 260 sq. ft., but what should I be putting into the total square footage?

If this is all one property your total square footage would be 6,800 (4,400+2,400)

Okay... wasn't sure if I was supposed to include the unfinished portion of the warehouse that is not being used at all for business. Also, (added details to the original question), does it make a difference that I don't own and I'm only renting the finished office and the office portion of the warehouse?
