No, homeowner association fees are not deductible as sale expenses because they are not directly related to selling your home.  Here is a list of expenses that can be deducted from your sales proceeds:

 

  • Any sales commissions (for example, a real estate agent's sales commission)
  • Any advertising fees
  • Any legal fees
  • Any mortgage points or other loan charges you paid that would normally have been the buyer's responsibility
  • Any other fees or costs to sell your home
