Joint Tenancy tax question

If my mother put me on the deed to her home "joint tenancy" would I have to declare it on my taxes if I don't live their or pay the property taxes? She wants me not to have to go through probate court if necessary, but also doesn't want me to have to list it on my tax returns prior to her death.
