Rental Property - New AC unit

Can I report  a new AC unit (for my rental condo) that replaced the old one as "property asset" - major improvement. If not - how do I report this expense?

Yes. You may qualify for the de minimis safe harbor or you can depreciate, depending on the cost. If this is a window unit type item, write it off. See Publication 527, Residential Rental Property (Including Rental of Vacation Homes).
