Question

US citizen living internationally, own rental property in US. Can I deduct travel expenses to it?

Circumstances:

  • I'm a US citizen currently living in the Netherlands
  • I was previously living in San Francisco, CA (my immediate family still lives there, and I still possess a valid CA drivers license)
  • I'm considering purchasing an investment property to rent out either in Seattle, WA or in San Francisco, CA

Questions:

  1. If I purchase an investment property in Seattle: can I deduct travel expenses from the Netherlands to Seattle?
  2. If I purchase an investment property in San Francisco: can I deduct travel expenses from the Netherlands to San Francisco?

Any other comments / nuances would be welcome as well.

Thanks in advance!

If all of your time on the trip is for purposes of the rental, yes, you can deduct the travel expenses to it.

If much of your time is for other purposes (vacation, visiting friend and family, etc.), then any deduction could be reduced or eliminated (depending on the details).
