We have a rent house that has an elderly person living in it rent free under contract.  My question is can repairs be made to property be tax deductible? The central a/c unit had to be replace this year. Is this tax deductible? If so what tax form is to be used?

Yes, repairs made to a rental property can be tax deductible. Here are the key points:

Repairs vs. Improvements: Repairs that maintain the property in its current condition, such as fixing leaks or replacing a broken A/C unit, are generally deductible as expenses. Improvements that add value or extend the property's life, like installing a new A/C unit, are considered capital expenditures and must be depreciated over time

Use the steps here to enter rental income and expenses on Schedule E (Form 1040).
