getting rental for sale

During the last month while my tenant was still in the house. I spent $4,000+ on painting, landscaping to get it ready for sale. Can I still put these expenses on Sch E?

 

After the tenant left, I spent another $1,000+ on replacing appliances. Should this go to cost basis? I'm also doing 1031 exchange, but still waiting to close.

    Yes, expenses incurred while the property was still occupied are considered rental expenses.

     

    If you still advertised and made the property available to rent after your tenant moved out, the appliances would also be rental expenses.  But, if you had essentially taken the property out of service because you intended to sell it, the appliances would be added to the basis.
