Purchased the home in 2002 for $100,000, lived there full time till 2013, made $36K in improvements, converted it to a rental and rented it out 100% of the time from July 2013 to August of 2022. Took $17,144 in depreciation while renting it out. Sold it November 2022 for $306,450. Selling expenses $32,000 (which includes $12,228 in Oregon property sales tax since I'm not an Oregon resident) Which form should I use with Schedule D and why? Form 4797 or 8949.
