How do you calculate a loss for a primary home roof after a hurricane

I am trying to determine the FMV before loss and FMV after loss for my primary home that needs a new roof after Hurricane Ian. That whole section is a bit puzzling to me.  Not sure how to work the roof replacement cost into those values. Any help would be greatly appreciated.  Thanks

    What you need to decide is how much you could have sold the house for before the roof replacement and how much after. If the roof was in need of replacement and you attemped to sell your house, it would be worth less that if you replaced the roof. You just need to estimate how much more you could sell your house for with the new roof and add that to the estimated fair market value before the replacement and that will be the FMV after the replacement.
