How enterprise 3 land rental properties

TurboTax enterprised two rental houses I owned by simply answering the QBI questions. I also have three land rental properties - I answered the QBI questions and it never asked any questions that would have enterprised them.  It did ask if I want to combine (aggregate) them but I’ve read it’s best not to aggregate rentals for various reasons, and it’s not the same as enterprising for QBI.  How do I get TT to enterprise land rentals.  I’m using H&B windows desktop.

You can add any Schedule E rental property to the Rental Enterprise in TurboTax for Desktop using Forms Mode.

 

  1. Open your return and click the Forms icon in the TurboTax header. 
  2. In the list of Forms in My Return on the left, scroll down and look for Schedule E Wks (address of the separate property). 
  3. Click the form name to open it in the large window. 
  4. Scroll down to QBI Deduction Smart Worksheet under Line 22.
  5. On Line A-1-a, check the box, then use the QuickZoom button to choose the enterprise for this property.
  6. Repeat steps 2-5 for each property that belongs to this enterprise.
  7. To confirm the list of properties in the Enterprise, find "RREE Statement" in the forms list and click to open.
  8. Click Step-by-Step in the header to return to the main screens.

I’m posting a follow up to my question.  Is it possible that in order for TT to allow me to enterprise the land rentals - when it asks the question what type of rental is this (I.e. rental house, land, etc.) I’d need to call it a commercial rental instead?

I’ve seen where houses, commercial, and mixed-use properties can be enterprised, but I spend 250 hours maintaining these properties if enterprised, and it seems TT should allow me to do that.

Thanks I’ll try this.  I can get it to enterprise the three land rentals that I run as a business and meet the safe harbor, but I have to call them commercial property (which maybe is ok).  But maybe your method will enterprise them without calling them commercial property - I’ll see.  Thanks for your reply.
