How to report rental income from home with basement unit rented out, and occasional Airbnb rental of my upstairs home?

I live in a row home. The basement has been remodeled into a separate unit which I rent to a year-round tenant. I live on the main floor and upstairs, and occasionally rent my entire living area on Airbnb (16 nights this yr).

When reporting this income on Schedule E:
* Do I treat this as one rental property, with part that is separate from my living space, or two separate rental properties?
* Do I report this as a single family or multi-family home?

This is a multi-family home. You have a unique set-up in that you have two types of rentals in addition to a personal space. In your part year rental, any common area is personal space. The basement is fully rental and is separate.  The part of your home rented for part of the year is addressed in the blue link below.
