Hello! I'm renting out a house in the US (as an individual), but I'm a US NONresident. I'm filling a 1040-NR form. As far as I know, I can deduct some expenses from my income, i.e.:
- US property tax,
- HOA fee,
- property management fee,
- house repair anв maintenance costs,
- house insurance for landlords.
What exact field in the form (or additional schedule) should I use to write these expenses in? #12? or #13a? or whatever?

First, take a look at the form,  2020 Schedule E (Form 1040) - Internal Revenue Service. Many of the lines contain the description. Put the item on the matching line. Repairs and maintenance are two separate fields. Maintenance just keeps the property running at the same pace, like a new lightbulb. Expenses that don't have a line, can be listed in line 19, under other with a statement of what they are, like HOA fees.
