Question

If I live in my rental property, do I report the real estate taxes twice? Once under the rental property and another under there reporting for my house?

You allocate to each section the proportionate share of the real estate taxes so that no more than the total is entered.

Under the Property Profile section and on the page, Do Any of These Situations Apply to This Property?  Mark the boxes 2016 was the first year to rent and that you rented part of your home.

Continue to next page and enter the days rented  and the personal use days  Treat the room as a separate unit. The personal use days means did you use the rental personally after it was placed in service (like a vacation property).

You can enter the Rental Use percentage and TurboTax will allocate for you. If you choose this method, then you would not enter the personal share of expenses again under the Deductions & Credits.

Otherwise, you would make the calculation yourself, and enter the proportionate share in each section.

If I lived in the home the entire time of the rental of rooms, does it matter if I put the entire amount of real estate taxes under my home deduction, or do I have to break that amount out in the rental property deductions? Does it really matter if I'm not claiming more than the total amount of the taxes?
