Personal Use Days versus Days

In regards to the schedule E form for filing taxes (2021):

I am still not clear what personal use days mean. This is my first time as a live-in landlord.

Let me know if providing specific dates would be more helpful.

 

I purchased a condo

I moved into the condo by myself

I lived there by myself for a few months

Then I rented out the extra room

 

So would my fair rent days be the amount of days I collected rent? Or would it be the amount of days that the room was rent ready?

 

Would my personal days be zero because I lived there everyday?

Or are my personal days the days I lived alone?

Or are my personal days the days I lived with a roommate?

    You first have to indicate that you are renting out a portion of your house. You are treating the house as two separate properties. You live in the personal part and your tenant lives in the rental part.

     

    You converted a portion of your own home to rental use. Once you did that, there was no more personal use. If you had a BNB and you lived in the rental section between tenants, that would be personal use of the rental space.
