Property for rent, repairs completed, but paid for after no longer for rent, instead decided to sell

Tenant moved out, made repairs and maintenance over several months, put back up for rent for one month during which time painting continued and was completed by end of the month, but paid for on the 5th of the following month. Ended up no longer for rent the month when payment was made, and instead put up for sale 3 months later and sold property 4 months later. Can I still deduct receipts for rental repairs and maintenance made during the month it was for rent (I believe YES)?  But the real question is can the painting that was completed during month it was for rent, but paid for in the month after it was no longer for rent, be deducted since the repair was completed during the month it was for rent? Or was it a must that the payment for the painting completed had to also be paid for during the month it was for rent?

    Since the repair was completed during the month the place was for rent paying for the repair is a rental expense.
