Hi, bought a rental investment property with closing date on December 30th. Doing remodel on it during Jan '17 and will be put for rent on service  March. Does it need to be filed in '16 tax returns? Or considering most of the activity and service will happen in '17, only need to start fillings next year?

If it is not available for rent until 2017, you don't report it as a Rental Property until your 2017 tax return.
