Renting duplex to sons
Hi there. My husband and I have a duplex that we used to rent out and claim income/loss for over 20 years. We recently moved one son into one side at a reduced rent from FMR. We moved the other tenant out to move in our other son. That said, upon moving the tenant out, there was about $20,000 in reno's, not including my husbands labor, and remained empty (and still is) for 5 plus months. We are now considering renting it to our other son. I want to ensure we do everything correctly. Do we claim rental income/loss for the portion of the year that the other tenant was there? Do we continue to claim income/loss regardless of what the boys pay monthly? Should we even be renting out to our kids? Do we claim that property as principal residence if we plan to sell our current property within the year or two? Lastly, we might sell the property at some point to one of the sons if interested.
