Repair costs after I bought my rental property and before I rented it

I purchased a rental property and I got an investment loan because my intention was a rental property from the beginning. I decided to do some repairs before renting it out to make sure there are less problems when a tenant moves in; some repairs such as replacing door knobs, replacing a few of roof shingles, replacing some valves, replacing some light fixtures, fixing a door cabinet, fixing slow drain of sinks, fixing some faucet leakage, replacing some smoke detectors, some grouting, replacing a shower base, painting some walls and doors, etc.

The house could be rented without these repairs, and I didn't have major remodeling.

- Can I claim these costs as tax deductible?   

- Can I claim the number of days I was doing these repairs as "the number of days rental was offered for rent but not rented"?

Those costs are not deductible as rental expenses.  Instead, they should be added to the cost basis of your rental property.  And no, you can not claim the number of days you were doing the repairs as "the number of days the rental was offered for rent by not rented".    You indicated you were doing some repairs before renting it out, so it was not "available" for rent, so it was not yet a rental property.
