I started renting my property out full time Dec 30, 2019. 

I collect rent that covers everything for the property.  The rent includes:

- my furniture and linens are included (all rooms, all appliances)

- 2X/month house cleaning services I pay for through a 3rd party

- all utilities (PG&E, water, garbage, WiFi)

- I pay for the tenants renter’s insurance policy 

 

I manage the entire property myself.  This property is owned by me solely.  I make repairs myself (I am able to do simple electrical work, plumbing, painting, etc.).

 

I am actively involved in managing the rental (sourcing new tenants, marketing the property online).  I do not source any work to manage the property to others. 

 

I have a regular full-time job on a W2. 


Do I file a schedule E or C?

Since you supply a cleaning service, it is entered on a Schedule C. It is only self-employment if you provide an actual service in addition to the rental.
