Schedule E or C for Rental arbitrage

I lease homes, furnish them and rent them out for a higher amount to another tenant. The profit lies in the difference that the renters pay me and the amount of rent I pay the  landlord. Ca rental arbitrage be filed as a schedule E or does it HAVE to be a schedule C?

If you are not providing "services" to the tenants (for example, maid service or meals), then it goes on Schedule E.
