The windows were replaced in 2012 when it was my residence, now rental property for all of 2016. Can I depreciate the cost?

Yes, you can add the cost of the windows to the cost basis of your rental property to depreciate it. If you claimed a home energy credit for these windows, you need to reduce the cost basis by the amount of allowable credit.
