Unpaid rent would be rent that was not paid in a timely fashion.  Unrecovered rent is rent that was not paid and that you do not think you will ever collect.

 

Unpaid and unrecovered rent is not usually a valid deduction. Unpaid rent can only be deducted if the taxpayer has already reported rent revenue and needs to reverse it.
