Which Turbotax will work if I own an LLC, have rental income not related to the LLC and work a regular job so I will get an W9?

I take it you meant you will get a W-2 (not a W-9) from your regular job.

 

In that event, with a rental property and have a single-member LLC (treated as a sole proprietorship) from which you derive business income, you can use TurboTax Self-Employed if you want to use an online product, or TurboTax Deluxe (or higher) if you want to use a desktop (installed) product.
