how do I qualify for a QBI deduction?

This 2024 return provided a QBI deduction and do not know why this happened - how to qualify?

    There are several ways to qualify, the most obvious would be to report business income. 

    There are also certain dividends that make you qualified, such as investments in a REIT (Real Estate Investment Trust).
